Fieldstone Land Investors LLC and Harrisville City have entered into a development agreement for a new residential project known as Sunflower, according to a August 31 report. The agreement concerns the development of a 5-acre parcel located in Weber County into a single-family detached residential subdivision.
The project, which will consist of thirteen single-family residential lots, will be developed on property currently designated within the A-1 Agricultural Zone. According to the agreement, no rezoning or zone change is required for the project as the parties intend to apply the agreement over the existing zoning designation.
Development standards for the Sunflower project, including lot width, frontage, setbacks, and building height, are established by the project's concept plan and roadway section drawings. The agreement stipulates that these project-specific standards will control in the event of any conflict with existing city ordinances.
The property, identified by Weber County Tax ID number 11-021-0009, includes an existing single-family dwelling that is slated to remain on a lot as depicted in the concept plan. The agreement ensures the existing home and its lot are approved as conforming to the project's standards.
The development agreement is a contractual arrangement that will run with the land. The project may be developed in phases at the discretion of the developer, provided the phasing allows for continuity and infrastructure connection between phases.
