The West Valley City Council approved a resolution to create a new development agreement for a 26.34-acre development in the city’s Highbury neighborhood, according to a November 1 report.
The unanimous vote paves the way to develop the parcel, located at 5035 West Lake Park Blvd., into 158 units, including townhomes and detached single-family homes.
The new development agreement includes updated design standards, larger minimum unit sizes, and additional amenities such as a pool and pickleball courts. This agreement replaces an old development approved in 2008 that was never executed.
The project consists of 69 townhomes, 67 rear-loaded homes, and 22 front-loaded homes. The front-loaded homes, which feature three-car garages and a larger overall footprint, will be located on the southern exterior of the parcel near Sandwell Drive and Redbridge Way.
Single-family homes will be built with a minimum of 1,350 finished square feet and an average of 1,700 finished square feet. While most units will be two stories, the larger exterior lot homes will feature walk-out basements. Developers requested an exception to city rules requiring basements in new single-family homes due to a prohibitive water table identified in multiple soils reports.
The townhomes, which will dot the rest of the exterior of the parcel, will range in size from approximately 1,500 to 1,900 square feet. These buildings will range from three to six units, with tri-plexes containing two floors and three bedrooms each.
During the meeting, Council Member Lars Nordfelt motioned to approve the vote and included an amendment stating that all roads will be public, whereas the previous proposal had stated the roads would be private.
The 26.34-acre parcel was previously slated to be part of a 98-acre project by Ivory Development, which built out the majority of that area. The undeveloped land was later sold to the Wasatch Group, which will develop the site.
While the approval sets the stage for future building on the site, it is not clear when construction could start or when the homes could be delivered.
