The Duchesne County Planning Commission reviewed a land use application for the Defa’s Dude Ranch subdivision on September 2, 2026. The proposal by Alfonzo Defa Family LLC seeks to divide a parcel into six lots located on North Fork Road, north of Hanna.
The proposed subdivision, known as the Defa’s Dude Ranch subdivision, involves dividing Parcel #00-0003-7923 into six lots. The property is located in an A-5 Agriculture zone with a 5-acre minimum lot size. According to the findings report, approval of the preliminary plat would allow the applicant to begin infrastructure construction and prepare a final plat.
The application process included a feasibility approval from the Tri-County Health Department on July 15, 2026. Public hearing notices were posted at the Duchesne County Administration Building and on the Duchesne County website between August 19 and September 2, 2026. Additionally, notices were mailed to property owners within 300 feet of the site on August 20, 2026, and published in the Uintah Basin Standard on August 26, 2026.
The preliminary plat survey was accepted by the Planning Division in digital format. While the application meets several requirements, the applicant is currently working with the Utah Department of Environmental Quality regarding specific drinking water items, with further approvals to be completed before final plat approval. The development is intended to be served by private wells.
The application for the subdivision preliminary plat was officially submitted to the Planning Division on August 18, 2026, and was determined to be complete on that same date.
