The Oakley City Planning Commission reviewed a plat amendment for lot 6 of the Maple Ridge Ranches Subdivision on September 2, 2026, according to a staff report prepared by Oakley City Planner Stephanie Woolstenhulme.
The applicant, Brad Smith, requested adjustments to the limits of disturbance for the property located at 5954 N Maple Ridge Trail.
The proposed amendment seeks to reconfigure the limits of disturbance without changing the total square footage. According to the report, the changes are intended to move the building envelope away from a shared driveway, accommodate a future barn location, and better suit the local topography.
Specific modifications include moving the building envelope to less steep terrain, though the report notes this will require an 11% down-slope driveway. The new configuration also moves the limits of disturbance away from the easterly neighbor and ensures the area does not cross the existing 30-foot driveway easement.
The Maple Ridge Ranches HOA approved the plat amendment on July 13, 2026. Under Oakley City Code 13-5-11-A-3, the Planning Commission serves as the Land Use Authority for subdivision plat amendments that do not affect a public or private road.
