Nephi City has announced a proposal to increase its property tax revenue. If the proposed budget is approved, the city would see its property tax budgeted revenue increase by 109.30% above last year's budgeted revenue, excluding eligible growth.
The proposed tax increase would impact both residents and businesses. For a residence valued at $448,000, the tax would increase from $121.48 to $254.04, representing a yearly increase of $132.56. A business valued at $448,000 would see its tax increase from $220.86 to $461.89, a yearly increase of $241.03. If approved, Nephi City would receive an additional $532,000 in property tax revenue per year.
The proposal is part of Utah's Truth in Taxation laws, which are designed to prevent property taxes from rising solely due to increasing property values. Under these regulations, if a taxing entity assesses a rate higher than the certified rate determined by the Utah State Tax Commission, they must advertise the rate as a tax increase.
A public hearing for the Truth in Taxation meeting will be held in person on Tuesday, August 11th, 2026, at 7:00 PM. The meeting will take place at the Juab County Building in the Senior Center Meeting Space, located at 160 N. Main Street, Nephi. Residents may also join the meeting virtually via YouTube.
