The Canopy by Hilton at Deerly Valley is entering its final stages of preparation for a summer 2026 opening, serving as a cornerstone of the newly developed Deer Valley East Village. The 180-key hotel, situated steps from the Jordanelle Express Gondola, will provide guests with direct access to the expanded terrain of the Deer Valley Resort.
Project details and design vision
The hotel's completion is slated for 2026, according to project details from Extell Development Company. The property is designed to overlook both the Jordanelle Reservoir and Deer Valley Resort, offering an all-season gateway for visitors. According to Extell, the hotel features a design that integrates Park City's historical silver mining roots with its identity as a modern international ski destination.
Architectural and interior design teams
The architectural vision for the site was developed by The Richardson Design Partnership, while the interior design was handled by DLR Group and Braytonhughes. The aesthetic aims to reflect the transition of the region from a historic mining town to a premier global alpine retreat.
Hilton's expansion into Utah
As part of its expansion into Utah, Canopy by Hilton is introducing its first ski destination hotel. Hilton announced in March 2025 that the agreement for this new-build property was signed with New York-based Extell Development Company. Matt Wehling, senior vice president of development for Hilton, noted that the signing builds upon the brand's momentum as part of a rapidly expanding lifestyle portfolio.
On-site amenities and recreation
The hotel will offer a variety of on-site amenities intended to cater to both winter and summer recreation. These include a year-round heated pool, jacuzzi, sauna, plunge pool, steam room, and a fitness center. For entertainment and leisure, the property will also feature a golf simulator and a dedicated ski reception lobby with a specialized ski locker room.
Dining and beverage offerings
Food and beverage services will occupy more than 9,600 square feet of the hotel's footprint. The amenities include a signature destination restaurant, an apres-ski lounge that features live local music, a rooftop lounge providing mountain views, and a grab-and-go coffee shop. Extell Hospitality is slated to serve as both the hotel operator and the food and beverage operator for the site.
The hotel will also provide significant infrastructure for vehicle access, including two levels of underground parking with 17 and 6 stalls. This development sits adjacent to the recently completed 402-unit Pioche Village Condominiums, which were released to the market in late December 2023.
The Canopy by Hilton is a central piece of the larger Deer Valley East Village project. This new portal along U.S. Route 40 serves as an additional entry point for guests and is designed to improve resort accessibility while helping to reduce traffic congestion within the town of Park City. The village expansion will eventually feature over 800 hotel rooms, nearly 1,700 residential units, and up to 250,000 square feet of retail and commercial space.
Extell Development Company's Gary Barnett, founder and chairman, stated that the East Village is a long-anticipated project intended to serve as the heart of the expanded terrain. He noted that the addition of Canopy enhances the vision of bringing world-renowned brands to the resort.
The hotel's opening coincides with a massive transformation of the Deer Valley Resort itself. In August 2023, Deer Valley announced its 'Expanded Excellence' project, which aims to double the resort's skiable terrain. The expansion is expected to culminate during the 2025/2026 ski season, adding 10 new chairlifts and 100 new ski runs.
Upon completion of these upgrades, Deer Valley will feature over 5,726 acres of skiable terrain served by 37 chairlifts across 238 runs. The East Village development includes a state-of-the-art skier service facility with rental shops, ski school, and children's programs, as well as 1,200 new parking spaces dedicated to day skiers.
Other luxury developments are also progressing within the East Village. The Grand Hyatt Deer Valley, a cornerstone of the development, is scheduled to open in late 2024 and will provide 387 guest rooms and 40 suites. Additionally, two other five-star hotels are currently in the design phase by architects ODA Architecture and KPF.
The broader expansion also includes residential developments such as the Marcella estate lots and the Pioche Village Condominiums. Nearby, Reef Capital Partners is developing the Marcella Club, which has finalized a commitment to bring the first Tiger Woods-designed golf course to Utah.
