Permit requirements and design criteria
According to the Roy City Community Development Office, the city requires permits for various residential and commercial projects, including basement finishes, additions, and structural modifications. The city's design criteria currently include a ground snow load of 40 psf and wind speeds of 120 exposure B or C.
Online applications and small structure rules
Roy City officials noted that while many residential permits can be applied for online, all commercial and multi-family applications must fulfill planning and zoning requirements before submittal. Certain small structures, such as detached accessory buildings under 200 square feet and 10 feet in height, do not require permits provided they meet all setback and stormwater runoff regulations.
Springville variance request details
In a separate matter from early 2022, the Springville City Board of Adjustment scheduled a public hearing for February 7, 2022, to consider a variance request. The City of Springville reported that resident Tom S. Smith sought a variance for a property at 2445 Canyon Road to allow a home addition to extend closer to the rear property line than the required 30-foot setback.
