Odyssey Retail Advisors has been selected to plan the Broad Street shopping district for the Utah City development in Vineyard, according to a September 22 report. The project seeks to transform the site of a former World War II-era steel mill into a 700-acre mixed-use complex.
Broad Street is currently in the design phase and is envisioned as a 250,000-square-foot walkable retail district. The boulevard is intended to be anchored by Utah City’s residential development, the Huntsman Cancer Institute, and various wellness amenities. According to development partners, the neighborhood plans to include a curated mix of fashion, food and beverage, wellness, beauty, home, entertainment, and service concepts. Construction on Broad Street is expected to begin in spring 2027.
Rick Strauss, a Principal at Odyssey Retail Advisors, stated that the goal for Broad Street is to create a balanced mix that gives people a compelling reason to spend time in Utah City. Strauss noted that the firm is focused on identifying distinctive concepts that complement one another and meet the needs and ambition of the community. His firm's previous clients include Hudson Yards in New York, CityCenter in Washington, D.C., and the Bellagio in Las Vegas.
The Utah City complex has already seen the completion of its first 450 residential units, a grocery store, and several parks, restaurants, and amenities. At full build-out, the development is expected to span 17 million square feet across five distinct districts. This includes 3.2 million square feet of commercial space, approximately 425,000 square feet of retail, at least 2,000 additional housing units, and more than 50 acres of parks and walking paths.
The development is located in Vineyard, Utah, approximately 40 miles south of downtown Salt Lake City. The site underwent an extensive environmental cleanup before work began on the efforts to remake the former steel mill, which closed in 2001.
