The Brigham City Planning Commission unanimously approved a preliminary plat and a conditional use permit for the American Way Storage Subdivision and a self-service enclosed storage facility during a meeting held on June 16, 2026. The project, proposed by Lindee Bess of American Way Storage LLC, involves development located at 350 North and 900 West.
According to meeting minutes, the proposed subdivision includes four lots. City Planner Mark Bradley noted that the property was previously rezoned from Agricultural to Manufacturing-Distribution. The development plans include curb, gutter, and sidewalk improvements along 900 West and the construction of a new 350 North roadway. The applicant's representative, Jim Flint of Hansen & Associates, stated that the layout separates developable storage property from adjacent wetland parcels that currently lack legal access.
The storage facility is designed to include enclosed units of various sizes, some reaching approximately 15 feet in height. To accommodate larger vehicles like boats or recreational vehicles, some units will be larger, a feature Lindee Bess noted is limited in surrounding communities. The facility will utilize mobile technology, remote monitoring, and security cameras rather than an on-site office, as sanitary sewer service is not currently available at the site.
The meeting included public comment from adjacent property owners. Blake Nichols expressed concerns regarding the loss of wetlands, open space, and the impact of additional storage units on the area's character. Conversely, Lloyd McNeely spoke in support of the development, citing issues with weeds on the vacant parcel and asking about future access from the 350 North extension.
Regarding the 350 North roadway, the General Plan envisions its westward extension as surrounding properties develop. While McNeely expressed support for the extension, Nichols stated opposition to the roadway extending through his property. The commission approved the applications subject to staff recommendations and findings of fact.
The meeting was adjourned at 6:50 p.m. following the unanimous approval of the motions.
