The Farmington City Planning Commission will hold a public hearing on Thursday, Nov. 5, 2026, to consider several zoning amendments and a new development proposal, according to a notice published Oct. 27.
The meeting is scheduled to begin at 7:00 p.m. at Farmington City Hall, located at 160 South Main Street.
One primary item on the agenda involves the Mountain View Commons project for applicant Shane Smoot. The commission will consider the AP Overlay District, a schematic site plan, and a development agreement for the project. The development is proposed for approximately 1.7 acres of property situated at 77 S 650 W and 111 S 650 W and will consist of a day care center and a future development pad.
The commission will also review multiple amendments to the city's zoning and business regulations. Proposed changes include updating Title 6, Business Regulations, Chapter 5 regarding beer licenses, and several chapters of Title 11, Zoning Regulations. These updates aim to align the city's alcohol code with language and license types identified by the state and to identify where different types of businesses serving alcohol are permitted.
Additional zoning amendments include a proposal to modify Chapter 29, Animals and Fowl, of Title 11 to restrict roosters from residential and small agricultural properties. The commission will also consider an amendment to Chapter 10, Agricultural Zones, of Title 11 regarding lot coverage allowances for structures in agricultural zones.
The public notice is available through the Utah Public Notice Website, the Farmington City Website, and at Farmington City Hall. Individuals requiring special accommodations for the meeting should notify City Recorder DeAnn Carlile at 801-451-2383 at least 24 hours in advance. Electronic or telephone participation may be used for the meeting pursuant to UCA 52-4-207.
The public hearing is scheduled to conclude at 8:00 p.m. on Nov. 5, 2026, or as business permits.
