Grantsville City announced Monday that it is proposing a property tax increase for the upcoming fiscal year, a move that would generate an additional $110,832 in annual revenue. The proposal, which triggers a state-mandated Truth in Taxation process, will be subject to a public hearing scheduled for Wednesday, Aug. 5, at 7 p.m. at Grantsville City Hall.
Tax Increase Details
The proposed increase represents a 4.98% rise above the city's budgeted property tax revenue from the previous year, excluding revenue from eligible new growth. Under Utah law, the Truth in Taxation process is required whenever a taxing entity seeks to collect more property tax revenue than it collected the previous year, not counting new growth.
Impact on Property Owners
According to official information from the City of Grantsville, the tax increase would impact residential and commercial property owners differently based on market values. For a residential property with an average market value of $563,000, the annual city tax would rise from $438.77 to $460.76, an increase of $21.99.
Commercial properties would see a larger nominal increase. For a commercial property valued at $563,000, the annual city tax would rise from $797.77 to $837.74, representing an annual increase of $39.97.
Understanding Tax Rates
The city noted that a higher property value does not automatically result in higher taxes. Each year, a certified tax rate is calculated to allow taxing entities to collect approximately the same amount of revenue from existing properties as the year prior. When community property values increase, the certified tax rate generally decreases to compensate.
A Truth in Taxation process is only required when the city proposes collecting more revenue than allowed under that certified tax rate.
Transparency Requirements
The City of Grantsville has outlined specific requirements to ensure transparency during this process. The city is required to publish official public notices, hold a public hearing, and allow residents the opportunity to ask questions and provide comments before any final action is taken.
Public Participation Options
The public hearing regarding the proposed tax increase will be held Wednesday, Aug. 5, 2026, at 7 p.m. in the Grantsville City Hall Council Chambers, located at 429 East Main Street.
Residents may participate in the meeting through several methods. The hearing can be attended in person at the Council Chambers or viewed via YouTube Live. For those wishing to provide public comments, the city is offering participation via Zoom or by calling 1-253-215-8782.
