The Brian Head Planning Commission was scheduled to meet on Tuesday, August 4, 2026, to address several legislative items and land management code amendments, according to a July 30 agenda.
The meeting, held at Town Hall, included discussions on fencing regulations, a proposed Mixed-Use Overlay zone, and a review of policies regarding extended RV parking on residential lots.
One primary focus of the meeting involved a legislative action to amend the Land Management Code regarding the use of chain link fencing. This change follows the addition of sports courts to the LMC and seeks to allow chain link fencing in those specific instances. Staff recommended that the Commission recommend approval of this amendment to the Town Council.
Additionally, the Commission was scheduled to review a revised Mixed-Use Overlay (MUO) zone. This proposal aims to facilitate the integration of diverse but compatible uses to create a community with a broader range of residential and commercial choices. The MUO zone, which could be applied as an overlay in R-1, R-2, R-3, GC, VC, and LI zoning districts, is intended to promote live, work, and play opportunities. The revised proposal follows previous discussions and requested changes from the Town Council regarding specific zone applications and minimum project sizes.
The agenda also included a discussion regarding the policy on extended RV parking and camping on residential lots. Current town policy disallows camping on unimproved residential property, a position reinforced by the 2021 adoption of ordinance #21-003.
Staff reported that while the current law does not list camping as a permitted use in single-family residential zones, enforcement has faced challenges. Previous attempts to allow camping for a limited number of days during the summer were difficult to monitor. The Commission was tasked with determining if the town should allow camping as a use within neighborhoods or maintain the current policy.
