Cherry Peak Resort in Northern Utah has officially hit the market, offering a rare combination of an active ski area, a year-round event destination, and substantial development potential. The 174-deeded-acre property, located just outside Logan, is priced at $22.5 million.
The sale is being marketed as the beginning of a new chapter rather than a resort closure. According to the listing, ski operations are expected to continue without interruption throughout the sale process, allowing a new owner to take over an established business.
Industry observers have noted several unique aspects of the offering, including its premium price tag and its relatively short tenure, as the resort first opened during the 2015–16 season. The property also includes pre-approved room for future growth, with existing entitlements allowing for potential development of more than 15 rooms for incidental lodging and several single-family home sites.
The resort's infrastructure features 220-plus skiable acres across 29 runs, supported by three triple chairlifts and a magic carpet lift. The mountain offers a vertical drop of 1,265 feet, rising from a 5,775-foot base to a 7,040-foot summit.
Beyond winter sports, the property features a 15,784-square-foot, three-level lodge situated along Cherry Creek. The facility is designed for year-round use, with a second level containing dining space and a stage, while the third level provides a ballroom, bridal areas, and space for weddings, concerts, and retreats.
The resort's location provides access to both regional and international travelers, situated approximately 15 minutes from Logan Airport and about an hour and a half from Salt Lake City International Airport. The property sits adjacent to the 44,523-acre Mount Naomi Wilderness and roughly 14,484 acres of state land.
Owner John Chadwick began the process of securing licenses and agreements for the resort in 2009. While construction began in 2013, the official opening was moved to December 21, 2015, due to final details and low snowfall during that period.
