Washington County's real estate market experienced a shift in August 2026, according to a report published September 7. The median sale price for the month was $520,000, representing a 2.7 percent decrease from the $534,250 median recorded in August 2025. Total home closings for the month reached 295, down nearly 18 percent from the 359 homes closed during the same period last year.
The market saw a notable divergence in price bands during August. Homes priced between $400,000 and $499,999 were the only segment to see increased activity, with 77 sales compared to 55 in August 2025, a 40 percent increase. Conversely, every other price band saw a reduction in sales volume.
Detailed sales data for August 2026 showed that 134 of the 295 total closings were for homes priced under $500,000, accounting for 45 percent of the month's sales. This compares to 41 percent of sales occurring in that range one year ago. The average sale price also declined, falling from $664,447 in August 2025 to $635,895 in August 2026.
Inventory levels remained relatively stable as active listings rose 4.4 percent to 1,886. The absorption rate was reported at 5.21 months, nearly identical to the 5.24 months recorded in August 2025.
The report also noted a widening gap between asking and closing prices. The median asking price for active listings stood at $602,308 at the end of August, while the median closed price was $520,000. Additionally, the median days on market increased to 53 days, up from 49 days in August 2025.
Year-to-date through August, Washington County recorded 2,922 home closings, which is nearly identical to the 2,926 closings recorded through the same period in 2025. This represents a difference of only four sales between the two years.
