A plat amendment for Lot 22 in the Maple Ridge Ranches Subdivision was scheduled for a public hearing on August 5, 2026, according to a staff report prepared by Oakley City Planner Stephanie Woolstenhulme.
The applicant, Dmitri Novikov, is requesting the amendment for the property located at 6040 N Maple Ridge Trail, which consists of 31.15 acres.
The proposed amendment seeks to adjust the limits of disturbance for the lot to reflect existing driveways and buildings and to add a location for a future barn. The square footage of the limits of disturbance is not expected to change.
The report notes that the amendment corrects inadvertent existing improvements that were built outside of the originally platted limits of disturbance. While the building envelope will remain the same size, it will be moved in its entirety to the home site. Other locations will strictly be limits of disturbance.
The Maple Ridge Ranches HOA approved the plat amendment on April 2, 2026. Under Oakley City Code 13-5-11-A-3, the Planning Commission serves as the Land Use Authority for subdivision plat amendments that do not affect a public or private road.
The recommended motion for the commission was to approve the amendment with the addition of a plat note stating that development on a slope of 30% or greater is prohibited.
