Intermountain Health and West Valley City unveiled plans for a major new medical campus in a statement published September 15, 2026. The project will transform the Fairbourne Building into a healthcare hub to increase access to medical services for residents in West Valley City and west Salt Lake County.
Intermountain Health has acquired the nine-story, 235,000 square-foot Fairbourne Building at 3535 Market Street from Wasatch Group. Located on 8.5 acres in downtown West Valley City, the site is situated across from Valley Fair Mall and adjacent to a major TRAX hub and key transportation corridors including I-215 and Bangerter Highway.
Named the Intermountain Health Fairbourne Campus, the facility is intended to be a one-stop destination for various medical services. Planned services include primary care, specialty care, advanced imaging, laboratory services, infusion treatments, and outpatient services. The campus will also feature pharmacy, endoscopy, diagnostic, and rehabilitation services. A freestanding emergency department affiliated with Intermountain LDS Hospital is planned for late 2027.
The Intermountain Health Medical Group will maintain a presence on the campus with clinics for specialties including cardiology, gastroenterology, medical oncology, neurology, orthopedics, and rheumatology.
The Fairbourne Building, which was originally designed for healthcare use when it was built in 2012, contains three built-out floors with six additional floors available for future expansion. Interior construction is currently underway, and several clinics and services are expected to open later this year.
Intermountain Health leaders stated the investment is intended to meet the needs of a growing community. Mayor Karen Lang noted that the new facility provides residents with convenient access to healthcare close to home.
