The St. George Hillside Review Board met on July 22, 2026, to review hillside development and mitigation requests for two different locations. According to meeting minutes published August 26, the board addressed a condominium project near Sunbrook Drive and a mitigation request for residential lots in the Northeast Cul de sac.
During the first part of the meeting, the board reviewed a request for a hillside permit for the Mirabella at Sunbrook project, located south of Sunbrook Drive and east of Luce Del Sol Drive. The project involves the construction of seven three-story condominium buildings, a private street, and amenity areas. Rosenberg Associates, represented by Jared Bates, is the applicant for the case.
Board Member Hugo Angeles moved to recommend approval of the project with the condition that all man-made materials be removed and no natural materials be touched. The board also recommended that a slope stability analysis be conducted on the hill side near building E, with a requirement to return for further review of those studies. The motion passed unanimously.
The board then moved to a second location near 584 S Dixie Drive to discuss the Crown Point Lots 18, 19, and 20 Hillside Disturbance Mitigation. This request by applicant Jace Jackson concerns a Hillside Development Permit to remove excess material placed during the over excavation of three residential lots.
Board Member Jeff Mathis moved to continue the item, noting a need for comparisons between historical and new contours, information regarding utility locations relative to property lines, and engineered drawings including stability analysis and possible retaining wall locations. The board noted the south corner of the site is more concerning than the north side. The motion to continue the item passed unanimously.
The meeting concluded with the unanimous approval of the minutes from the May 27, 2026, meeting.
