Cherry Peak Resort, a four-season destination and ski area located east of Richmond, has been listed for sale for $22.5 million.
The 174-acre property is situated 15 minutes from Logan and approximately 90 minutes from Salt Lake City. According to real estate listings, the site offers the opportunity to acquire a fully functioning ski resort alongside development-ready land.
The resort's winter sports business includes more than 220 skiable acres, 29 runs, a dedicated terrain park, three triple chairlifts, and a magic carpet. The area is located beneath the 9,765-foot Cherry Peak, with mountain trails that extend into the neighboring backcountry.
While the resort has snowmaking capabilities, its lower elevation has made maintaining an adequate snow base difficult. According to the listing, officials have operated on a shortened schedule in recent years, running lifts on weeknight evenings.
A 15,784-square-foot, three-level lodge serves as the center of the property. The main level contains resort operations, ticketing, and rental services. The second floor includes a dining area, a commercial kitchen, porch access, and a stage facing the slopes. The third level is designed to expand into a ballroom and bridal suite for weddings, concerts, and corporate retreats.
The property is positioned between the 44,523-acre Mount Naomi Wilderness and over 14,000 acres of state-owned land.
The listing indicates the site is positioned for future expansion, featuring existing city utilities, county road access, and entitlements for multiple single-family homes. There is also potential to develop incidental lodging of 15 or more rooms to increase overnight capacity.
The current owner did not immediately return calls for comment.
